Part I --- The Assessor - Sunday, January 1, 2012

Recently we have had quite a few calls inquiring about the increases in property taxes. We always try to answer those questions, but the assessor's office is just one part of the property tax system. We do not control the tax rate (millage), and as much as I would like to, we do not control the real estate market, (what buyers are willing to pay, or what sellers are willing to accept for their houses). This is what is referred to as, "fair market value”. As the assessor, by law, it is my job to appraise every home and business in the parish. You might say that the assessor is the chief appraiser for the parish, and we must use a value which represents "fair market value”. The amount of taxes you pay is not something the assessor can control. He or she is only a part (valuation part) of the property tax system. The most important aspect of the assessor's job, is that he or she do the valuations as fairly and as accurately as possible. The tax recipients are the different branches of local government being:

  • School Board with a tax rate of 43.96 mills collects $18,013,604 in property taxes.
  • Parish President and Council's Office with a tax rate of 37.15 mills collects $15,132,810 in property taxes.
  • Sheriff's Office with a tax rate of 20.96 mills collects $8,588,847 in property taxes.
  • Assessor's Office with a tax rate of 2.28 mills collects $934,282 in property taxes.
  • Pontchartrain Levee Board with a tax rate of 3.52 mills collects $879,469.
  • Lafouche Levee Board with a tax rate of 3.90 mills collects $622,159.
  • Gramercy Recreation with a tax rate of 4.61 mills collects $194,008.
  • Fifth District Recreation with a tax rate of 2.10 mills collects $296,851.

So you might ask, "What are the other parts of the property tax system”? I am glad you asked that question! I will answer that question next week.
